- Building or renovating a home is more complicated today than it has ever been before.
- Heavy losses over the past few years due to extreme conditions such as hurricanes, floods and earthquakes have caused large insurance companies to put heavy pressure on FEMA and local building codes enforcement officials to drastically raise the standards of construction in coastal states like South Carolina, North Carolina, Florida and Georgia.
- Requirements are changing daily and becoming more and more difficult to comply with as well as more expensive.
- The good news is, codes enforcement is there to ensure that your home will be well built and last for years to come. The bad news is that not all builders are aware of the most recent standards set for construction and many of them will not be willing to take the heat when things go wrong on the job.
- Design and construction mistakes can be extremely expensive and time consuming, and if your builder is not adequately licensed, insured and educated for the job this expense becomes the responsibility of the homeowner and nobody likes to be stuck with surprise expenses, especially on a tight budget.
- Do not make the mistake that many have when choosing a builder. Cheaper is not better, cheaper is only cheaper. You can buy a home that will have a lower price, but the cost in the future will be much higher, not to mention the frustration you will experience from struggling with a poorly built home.
- The least expensive builder is not even necessarily the one with the lowest bid. Often low bidders simply leave expensive necessities out of their pricing, either intentionally or due to lack of diligence in their estimating and add them later once they have the client locked in, leaving the client with no choice but to pay additional unexpected fees.
- Most of us would not hire the cheapest person to watch your child, you would not even buy the cheapest car. Your home is the most important investment you may ever make, and the building that your family spends the most time in. Is it really wise to take such a big chance on the cheapest builder? There are many local homeowners that can tell you from experience that all builders are not equal. They have lived through the heartache of trying to get a less than adequate builder to complete or repair bad workmanship on their home. Take the time to do the research, and remember that you get what you pay for!
